UK lenders price mortgages in LTV bands at 60%, 75%, 80%, 85%, 90% and 95%. The biggest jumps are usually between 90% and 95% (first-time-buyer territory) and between 60% and 75%. A small top-up to your deposit can drop you a whole band and save thousands over a fix.
Indicative 2026/27 best-buy rates: ≤60% LTV ≈ 4.3–4.6%, 75% ≈ 4.4–4.7%, 90% ≈ 4.9–5.3%, 95% ≈ 5.3–5.7%. Actual rates depend on credit history, term and lender.

Why your LTV band matters
On a £200,000 mortgage, the difference between 60% LTV (≈4.4%) and 95% LTV (≈5.5%) is roughly £130/month — about £8,000 over a 5-year fix. If you're £2–£3k short of dropping a band, it's almost always worth waiting or finding the extra deposit.
At remortgage time, natural house-price growth (or paying down capital) can move you into a cheaper band without any extra savings — always re-check your LTV before renewing.
