Cost of Selling a House Calculator

Build a selling budget from your own quotes. Separate agent fees, legal costs, optional expenses and mortgage repayment to estimate what remains.

Illustrative example: a £350,000 sale with a 1.5% VAT-inclusive agent fee, £1,500 legal fees, £100 energy-report cost and £800 removals has £7,650 entered costs. With £200,000 mortgage repayment, estimated remaining funds are £142,350. CGT and other charges are assumed zero.

    Your sale and quoted costs

Starting amounts are illustrative budgeting inputs, not market averages or quotes. Enter total payable amounts including any VAT for all costs except the agent quote, whose VAT basis you select.

Same VAT basis as the percentage quote. Use zero if none.

Total your conveyancer expects you to pay; avoid counting the same charge twice.

Enter zero if no new certificate/report is needed. Check local requirements.

Enter the charge only, not the mortgage balance. Keep any separately entered lender fees out of this figure.

Not calculated here. Zero is an assumption, not an eligibility decision.

For example lender administration, leasehold packs, cleaning or marketing extras not already included.

Principal and relevant interest only; exclude charges entered above. Zero means no debt repayment is deducted.

This is a budget, not a completion statement or profit calculation. Timing, mortgage redemption, CGT and additional charges need checking with your conveyancer, lender and tax adviser.

Worked example: fees and mortgage repayment are different

Sale price £350,000; agent quote 1.5% including VAT; legal fees £1,500; energy-report cost £100; removals £800. No other costs, CGT or early-repayment charge are assumed.

These engine-calculated figures illustrate the method. They do not establish typical local costs or your completion balance.

Build your budget from actual quotes

Agent commission may be percentage-based or fixed, with minimum fees and optional extras. Check the VAT basis and payment trigger in the contract. Enter the conveyancing total including applicable VAT and disbursements, and include only report costs you actually expect. Check whether a valid energy certificate already exists and the requirements in England, Wales, Scotland or Northern Ireland.

Removals are editable, including zero. Use other costs for items not already included: management packs, lender administration, storage or marketing extras. Do not count the same cost in more than one field. Compare the agent fee calculator and agent contract guide for a focused comparison.

Mortgage debt, tax and your next purchase

Repaying mortgage principal reduces the funds left from the sale but is separate from fees. Get an up-to-date redemption figure and separate principal/interest from charges entered elsewhere. An early-repayment charge is contract-specific; the calculator does not assume one applies or that porting waives it.

CGT is an independently assessed input. Zero does not confirm Private Residence Relief. The tool does not calculate gain, ownership shares or reliefs. Use HMRC’s home-sale guidance and advice for your facts. For a replacement home, budget separately with the buying-cost calculator and moving-cost calculator.
